SMDC officially announces its opening of Commercial Lots for acquisition in South Coast City.

South Coast City, a beautifully master-planned development envisioned to be a gateway growth center linking North and South Cebu with Mactan through its strategic location.

Early last year, Ayala Land has officially launched its selling as well of their premium commercial lots located on the right side of the said masterplan, the District Square.

South Coast City is poised to become the country’s most prominent business district after Makati, MOA, and BGC. Occupying 26 hectares in South Road Properties, South Coast City represents one of the last remaining prime commercial spaces in all of Cebu. It is also a unique collaborative venture of the country’s two most prominent names in real estate: Ayala and SM.

The 26-hectare master planned development is envisioned to be a gateway growth center linking North and South Cebu with Mactan through its strategic location. South Coast City is also set to become a lifestyle and entertainment destination for the Visayas region, bringing attractions such as an Arena, Convention Center, and main park, among many other mixed-use facilities, to support Cebu’s growing demand for business and areas for convergence.

The Arena is set to be the preferred destination for major local and international entertainment and sporting events while the Convention Center will be one of the largest in Cebu once completed.

SMDC officials Sandro Vincent Javier, vice president, and Carlo Alampay, senior assistant vice president, revealed the property developer’s plans during a visit to the mayor’s office.

Also around to hear the company’s plans were Collin Rosell, Rama’s executive secretary, and Roberto Varquez, manager of the City-owned 300-hectare SRP.

Javier said they would start building a 21-story and 23-story building on a two-hectare lot in the third quarter of 2023.

This would be the first residential project of SMDC in Cebu. Commercial shops, such as a coffee shop, laundry shop and convenience store, would be allowed to lease the ground floor of both buildings, however, to cater to the needs of the condo residents.

PROPERTY giant SM Development Corp. (SMDC) will start the construction of two buildings at the South Road Properties (SRP) next year.

The company’s officials informed Cebu City Mayor Michael Rama Monday, November 14, 2022 that they would begin work on two residential condominium towers near the San Pedro Calungsod Chapel and SM Seaside City Cebu. This was according to the city’s Public Information Office (PIO).

SMDC officials Sandro Vincent Javier, Vice President, and Carlo Alampay, the Senior Assistant vice president, revealed the property developer’s plans during a visit to the Mayor’s office.

Also around to hear the company’s plans were Collin Rosell, Rama’s executive secretary, and Roberto Varquez, manager of the City-owned 300-hectare SRP.

During their visit, the company officials were reminded of the commitment of SM Prime Holdings Inc. (SMPH). SMPH Chairman Henry Sy Jr. will help in the completion of the Cebu City Medical Center and to construct a medium-rise building for socialized housing.

Rama had met with the SMPH chairman in Pasay City last Aug. 11 during the first round of the mayor’s “investment begging” trips to tycoons to fund the City’s various projects.

SMDC, which develops middle market residential condominiums, currently has residential developments in Metro Manila, Tagaytay, Laguna, Bulacan and Davao City.

SMDC is the wholly owned residential developer of SM Prime Holdings Inc., which built the three SM malls in Cebu—SM City Cebu, SM City Consolacion and SM Seaside City Cebu.

SMPH bought its 30-hectare property in the SRP for P2.7 billion on January 14, 2010 during the term of then mayor Tomas Osmeña.

It made its final payment for the lot on January 14, 2016.
